Roofers around my area who do not fulfill the minimum requirements should not be considered. Roofers that have received many positive testimonials or personal referrals should get additional points.

Homeowners often believe they would be better served by conducting interviews with five, six, or even ten potential applicants. However, some people are concerned that it will waste everyone's time and leave you unable to make a choice. This is because as you go into 5 or 6 estimations, you start to muddle your judgment.

When you talk to roofers around my area, ask them any questions you had about their qualifications that you couldn't find answers to online. It is reasonable to expect that contractors will be pleased to give you this information promptly.

Does the roofer have previous expertise in building the kind of roof you're interested in? Asphalt shingles are easy to install, but metal, slate, and tile may be more challenging.

Request references from the three most recent employers in the area. Be aware that omitting references is another warning sign! Pay a visit to those locations to investigate the roof. You won't have the trained eye of an expert, but even a layman can see sloppy work:

  • Check to see whether the shingles are correctly aligned and lie flat.
  • Is there a ridge vent on this roof? A lack of attention may be seen in the maintenance of outdated ventilation systems.
  • Pipe boots are coverings used to protect your roof from moisture and other debris that may come out of the pipe or seep in around the pipe. Pipe boots may also prevent water from entering the pipe. Are the pipe boots in excellent shape, and have they been replaced?

When inspecting a roof, one helpful piece of advice is to pay special attention to the valleys and the eaves. Even in such areas, the shingles' edges should be regular and clean all the way around.

Request an estimate if you think that what you have seen and heard is satisfactory.

It may be referred to as a proposal by certain contractors, but in most cases, it is the same thing: an unsigned document that is not binding in any way that explains what roofers around my area will do, when they will do it, and how much it will cost. Estimates will provide alternatives for various materials and improvements to choose from.
